Based in Salt Lake City, the team brings bring a depth of national development and investment experience and institutional capital relationships. The company specializes in the sourcing, capitalization, structuring, design, development, and asset management of complex, multi-phase, community enhancing, mixed-use projects.
The firm’s development strategy is centered on creating vibrant and equitable neighborhoods through urban infill development. Blaser Ventures is committed to adaptively reusing as many existing structures as possible and providing mixed-income and attainable housing throughout its projects. Most notably, the firm has assembled over 60 acres of land in Salt Lake City’s Granary District, where they are currently working on the phased development of over 3 million square feet of commercial space (including retail, creative office, hospitality, and entertainment) and 1,500 multifamily units. The company has also developed and managed over 2.5 million square feet of Class A industrial product in Salt Lake City’s Northwest Quadrant.

Blaser Ventures is seeking a highly motivated and experienced Development Manager to join the team. The Development Manager will play a crucial role in the design, planning, execution, and management of the firm’s development projects from inception to completion. Responsibilities include all aspects of due diligence, market and financial analyses, budgeting, design, entitlements, insurance, legal, risk management, environmental remediation, scheduling, tracking progress, management of third-party consultants, and coordination with internal functional teams, investment partners, and lenders.
The ideal candidate will have a strong understanding of the development process, excellent communication and time-management skills, exceptional attention to detail, and a proven track record of delivering successful projects. Essential Duties and Responsibilities
Acquisitions/Due Diligence:
Support investment team on all due diligence efforts related to future development opportunities.
Evaluate potential value-add opportunities related to pipeline development projects.
Planning Approvals/Entitlements:
Lead the entitlement process, working closely with local officials, planners, attorneys, architects, engineers, and other consultants to obtain necessary approvals.
Prepare for and represent the firm at meetings and hearings before municipal and other regulatory boards.
Coordinate representation at meetings with local officials and various stakeholder groups, including neighborhood councils and HOA groups.
Manage community outreach efforts related to development projects.
Project Design, Permitting, Construction, and Tenant Improvements:
Build and maintain strong relationships with key stakeholders, including investors, lenders, government officials, neighbors, and community leaders.
Build and maintain relationships with current and future consultants, including architects, general contractors, engineers, insurance brokers, leasing brokers, and tenants.
Actively participate with internal team in design conceptualization and programming.
Prepare and oversee the development schedule, project proformas, and budgets.
Assist Construction Manager with contracting process including bidding, negotiation, selection, and close out.
Manage general contractor and oversee all processes, including preconstruction, procurement, budget, schedule, change orders, requests for information, and pay applications.
Manage all design and development consultants, including architects and landscape architects, engineers, etc.
Ensure building permits are submitted correctly and timely and oversee comment/response process until they are obtained.
Oversee environmental remediation efforts, where necessary.
Maintain control of the details and timeline of projects.
Collaborate with architects, engineers, contractors, legal counsel, and other stakeholders to ensure project goals are met on time and within budget.
Monitor construction progress, quality, and adherence to project specifications, ensuring compliance with safety regulations and environmental standards.
Prepare monthly progress reports and financial updates for senior management and investors.
Work with Associates to prepare monthly development and construction market fundamentals and emerging trends reports for senior management and investors.
Work with branding experts and design teams to develop creative marketing/branding strategies that ensure seamless transition to lease-up and stabilization.
Maintain detailed project files that are standard across all development projects.
Promote the implementation and adoption of new and improved processes and standards.
Financial Analysis:
Support investment team with due diligence efforts for acquisition opportunities.
Monitor ongoing requirements for financing activities and Opportunity Zone compliance for development projects.
Work with Associates to create and maintain proformas that accurately reflect the project budget, expenses, and cash flow projections.
Manage monthly job cost report and summarize variances and key spends to the senior management and investors.
Process all invoices and ensure all costs are justified.
Manage monthly construction draw submittals for accounting and lenders.
Qualifications
Education/Experience:
Bachelor’s degree in business, real estate, finance, planning, engineering, or related field. Master’s degree is strongly preferred.
4+ years of experience in real estate development with a proven track record of successful project completion. Experience in both commercial and residential property types is preferred.
Previous experience in planning, construction, or asset management will also be highly regarded.
Skills:
In-depth knowledge of real estate development processes, financial analysis, construction management, and legal and regulatory requirements
Demonstrated analytical ability in prior work assignments.
Proficiency in making clear and concise oral presentations and supporting visuals.
Demonstrated ability to create informative and professional written reports.
Proficiency in Microsoft Office Suite (Excel, PowerPoint), Adobe Creative Suite (InDesign, Illustrator), and various project management programs.
Experience working in architecture and construction management software, including AutoCAD, Sketchup, Revit, Bluebeam, Procore, etc.

Supervisory Responsibilities
The Development Manager will supervise the Analysts/Associates and third-party consultants that are required to support ongoing development activities.
