VICTORY HEIGHTS

A RARE AFFORDABLE HOUSING PROJECT ON SALT LAKE CITY'S EAST SIDE. ADAPTIVE REUSE OF A 1970'S MEDICAL OFFICE BUILDING INTO AFFORDABLE HOUSING UNITS AND NEW WOOD FRAME BUILDING AT 6-STORIES. THE CONVERSION TO RESDIENTIAL ALIGNS WITH THE EXISTING ZONING.

Victory Heights is a partnership between BCG Arc Fund and Volunteers of America Utah that will transform an existing medical complex at 1060 E 100 S into an 88-unit LIHTC multi-family property. The project has secured tax credit funding, Olene Walker Housing Loan funding, and a low-interest loan from Salt Lake City. The redevelopment involves the conversion of an existing 40,000 sq ft medical building and the new construction of an additional 30,000 sq ft over an existing underground parking structure. Most of the surface parking into outdoor amenity space. The proposal seeks to provide affordable housing in a high-cost neighborhood by increasing the residential units to 88. The development aligns with planned development purposes and objectives, adheres to standards, and addresses long-term infrastructure maintenance. The project emphasizes open space, historic preservation, housing diversity, mobility, sustainability, and master plan alignment. It seeks to create an affordable and sustainable housing option while maintaining compatibility with the surrounding neighborhood. The project was awarded both phases as part of the 2023 Application Cycle with Utah Housing Corporation and received Planning Commission approval on August 23, 2023.The proposal seeks to provide affordable housing in a high-cost neighborhood by increasing the residential units to 88.
